What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the unit lease or bed space. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.

What is included in the rent?

Gateway at Seminole Suites rent includes a list of amenities. Your rent will include: Cable with HBO, high-speed Ethernet and WIFI access, fully furnished units, full sized washer and dryer, 24- Hour access to the Fitness Room, and other onsite amenities such as the computer lab, or free tanning booth not to mention a wonderful staff that is there to help you 7 days a week!

How do residents set up the utilities in their name?

New residents with Gateway at Seminole Suites can contact The City of Tallahassee to set up their utility account once they have received their unit location. New Residents must get the utilities set up within 72 hours of moving in if it is not already set up in a current resident’s name that has renewed their lease. The utility account may be in the resident or guarantor/parent name.

What is a Courtesy Officer?

Gateway at Seminole Suites provides an on-site courtesy officer 7 days a week from 7pm until 4am. The courtesy officer is here to assist Seminole Suites and its residents. If you have any questions or can concerns, you can contact our onsite managers at any time.

How do emergencies get answered at night when the office is closed?

When the office is closed, Gateway at Seminole Suites provides a 24-Hour Emergency Maintenance Service for any lock outs, or emergencies related to the service of the students apartments. Residents are also provided with the on-site Courtesy Officers number to report noise complaints or any other issues they may need assistance with. The Courtesy Officers do have managers contact numbers in the event they are needed.

Do you have a roommate matching system?

Yes! If you do not have anyone in mind, don’t worry! We can match you up either with residents currently living here or new ones coming in too. Each individual completes a Roommate Matching Profile Sheet that lets us know more about what you seek in a roommate. We will do our best to match you with your ideal roommate!

When is my rent due?

Rent is due based on your lease agreement. First month’s rent is due August 1st. The twelve rent installments will be due at the beginning of each month until July 1st. There is a three (3) day grace period and late Fees begin on the 4th of each month at $30 and accumulate $5 every day until your rent in received in leasing office.

How do I pay my rent?

There are several ways that you can pay your rent. You can:
  • Pay with a personal check, money order, or cashier’s check.
  • Pay with a credit card in person or over the phone (2.75% transaction fee).
  • Pay with a credit card online through Rent Payment.
  • Have your rent automatically deducted from your bank account each month.
Do you allow pets?

We do not allow pets unless it is a service animal.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

Gateway at Seminole Suites insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.

What if I need to break my lease or don't return for the spring semester?

Gateway at Seminole Suites lease is a binding contract and cannot be broken. If you cannot live at Gateway at Seminole Suites after signing your lease, you will need to find someone to take over your lease or re-let your unit. Please call the leasing office for information on re-letting.

 
What if I need Maintenance in my bedroom or apartment?

If you need maintenance, simply go to our website and fill out a maintenance request. You can also call or stop by the leasing office. If it is an emergency during office hours, please notify the front desk immediately. Otherwise, you may call the after-hours emergency maintenance number.

What furniture is provided?

Gateway at Seminole Suites is fully furnished with a full-sized bed, a 4 drawer dresser, a built in desk with desk chair for each resident in their bedroom. The living area may have two matching sofas or a sofa and oversized chair, coffee table, end table and entertainment stand. Depending on their floor plan, their kitchen may have a table with 3-4 chairs or 3 bar stools.

How do I receive mail and packages?

Your mail will be delivered to your apartment’s mailbox in the clubhouse of Gateway at Seminole Suites if you live in Phase 1 or if you live in Phase 2 of our community, the mail boxes for those units located by our second pool area. If you have a package that doesn’t fit in the mailbox, you will get a package slip in your mailbox that your package is in the leasing office. You will need a photo ID to pick it up.

How close are you to campus?

We are less than a mile from Tallahassee Community College, within a mile from the Florida State University campus and within 2.2 miles of the Florida A&M campus. We have both the Star Metro and FSU Bus stop in front of our community for our resident’s convenience. Star Metro is Tallahassee’s public transportation system and is free with your student ID. We also have bike racks at Gateway at Seminole Suites if you choose to bring your bike.

What type of parking is available at your community?

We offer one (1) free parking pass per resident at Gateway at Seminole Suites. There are more than enough parking spots for our residents, so you won’t have to worry about having to walk far to get to your car. We also have a select number of covered parking spaces for an additional monthly premium. Gateway at Seminole Suites offers separate locations for visitor parking as well.

What do I need to bring to my new apartment?

We provide a more detailed list when you are sent your Welcome Packet, but here are just a few we suggest that you bring:
  • Bedding (recommend queen sheets w/mattress cover).
  • Toiletries.
  • Everything you’ll need for your classes.
  • An alarm clock.
  • Decorations to make your new room feel like home!
What is a Community Assistant?

A Community Assistant (C.A.) is typically a college student that is there to help you! They are listening ears if you are struggling with something, assist with roommate conflicts, as well as helping to plan resident and community social activities.

What type of events do you have at Gateway at Seminole Suites?

We plan monthly resident events that may range from pizza day or ice cream socials to billiards or basketball tournaments. We started what will now be a huge annual event with Gateway’s Building Wars between our eleven buildings. This is an all day long, fun field day of events that bring our residents together for a great time. Gateway at Seminole Suites knows the importance of making our residents feel at home within our community and kick off the New Year each year with Resident Appreciation Week. During the warmer months residents enjoy our cookouts by the pool with music or sometimes a live DJ.

How does your laundry system work?

At Gateway at Seminole Suites every unit comes with a full size washer and dryer. You will never have to collect coins again or run out in bad weather to get your laundry done! Residents can do it in the comfort of their own home.

What is the surrounding community like when living at Gateway at Seminole Suites?

Gateway at Seminole Suites has a very diverse and friendly community. Everything is within a close proximity to our community such as banks, grocery shopping, restaurants and more. The public bus stop in front of our property will take you almost anywhere you want to go for free if you show your student ID! For football fans, Florida State Seminole’s stadium is less than a mile from our community to the east and to the west, for sports enthusiasts is Messer Field which has softball fields and a popular skateboard park.
